ARE YOU ABLE TO TAKE ON ANY PROPERTY?

We can take on freeholds and properties where company lets are specifically allowed within the leasehold agreement.

what kind of contract do you use?

Our business model falls within the guidelines of management agreements. In essence, we take on the full management of the property while paying a fixed monthly fee to the landlord (the rent).

How long are your contracts?

We typically start with 3-years contracts (with yearly rent reviews), but we often extend them to 5 and sometimes longer. Landlords appreciate having their rent guaranteed for a long period of time, avoiding empty gaps in-between tenants and they enjoy the stability and simplicity of Nico Living Properties being their only tenant for the duration of the agreement.

is my property protected?

Your property is protected by 2 layers of industry-specific insurance, and Nico Living Properties is responsible to keep your property in good conditions and make good to any accidental damage that may occur, just like any private tenant. In fact we upkeep the property to higher standards than any private tenant would do, simply because we need to keep the property in tip-top shape in order to be able to run our business.
